Before you book
Summer dates and certain room types can fill quickly. We recommend having your preferred dates and room type ready, along with a few alternate options in case your first choice is unavailable.

Q: Can I make my reservation online?
Yes! Reservations can be made online or by calling our Front Desk once summer reservations open.
Q: Will there be a wait to book online?
Yes. Opening day is our busiest reservation day of the year, and our online booking system will use a queue to help manage the high volume of guests trying to book at the same time. Your estimated wait time will be displayed on the page while you wait.
Q: What should I do if there is a long online wait?
Please stay in the queue. Wait times will vary throughout the day as reservations are completed.
Q: What happens if I call to make a reservation?
Our phone lines are extremely busy on opening day. During the first few hours, our team takes callback information and returns calls in the order they were received. Once you’ve requested a callback, there’s no need to continue calling—our team will get back to you as soon as possible. The more you call, the longer it takes for us to call you back.
Q: Is it better to book online or call?
Either option works. If you are looking for a specific room request, it is better to call.
Q: Why are some rooms already unavailable when reservations open?
Returning guests have the opportunity to rebook their room type and location for the following summer before reservations open to the general public. Because of this, some of our most popular accommodations—particularly larger kitchen units and certain first-floor locations—may have limited availability when reservations open.
Q: Can I reserve a specific room number?
We guarantee room type and locations, not specific room numbers.
Q: Are there minimum-night requirements during the summer?
Yes. Campbell’s currently requires a four-night minimum for Suites and Kitchen units from Memorial Day through September, a two-night minimum on weekends, and a three-night minimum over holiday weekends. Exceptions may occasionally be available when there is a gap between reservations.
Q: Do I need to pay a deposit when I make my reservation?
Yes. For stays between Memorial Day Weekend and Labor Day Weekend, a deposit equal to the first night’s room and tax is charged at the time of reservation.
Q: What is the cancellation policy for summer reservations?
Because summer 2027 reservations are being made more than six months in advance, Campbell’s current policy requires one month’s notice for cancellation.
Q: What if my preferred dates or room type aren’t available?
We recommend checking alternate dates or room types. Availability can be limited for some of our most popular summer accommodations, so having a few options in mind before reservations open can be helpful.
